Ocean View has a large selection of Ormond Beach and Ormond By The Sea properties for rent including homes and condominiums.  
Rules and policies apply to all rentals.  Please review the list of policies below prior to making a reservation. 

A copy of our policies is given to each tenant along with the condominium rules
and regulations if applicable. Each tenant must sign a statement acknowledging
receipt of and agreeing to abide by the policies and rules and regulations.
Rules, regulations and policies are intended to:

                      -Ensure the quiet enjoyment of facilities.
                      -Protect the interest of all parties. 
                      -Maintain the value of property.
                      -Provide order to owner/tenant transactions.
                      -Ensure proper behavior.
                      -Minimize problems for permanent residents.

Ocean View Condominium Rental Group, Inc;.  recognizes the value of publishing the rules, regulations, and policies "up front" to ensure an effective transaction with each rental. Providing each guest a copy and requiring their signature ensures that there is no question
and no misunderstanding.

Parking is usually more convenient than many larger hotels and is always “free”. 
Many of the Ormond Beach condos cannot accommodate trucks or trailers and
approval for these vehicles MUST be received in advance.

Effective July 1, 2011 Ocean View Condominium Rental Group Inc. has made significant changes to the reservation process for Ormond By The Sea Florida home and condo vacation rentals.

1.      Insurance is now available to protect our guests from financial loss should the unexpected occur. Go to http://content.travelguard.com/adx/aspx/adxGetMedia.aspx?DocID=20582 to view a flyer describing the all seasons travel plan.

3.      The damage waiver does not cover theft, gross negligence, willful or wanton conduct, intentional damage, lost keys, swimming pool passes, club cards or gate cards, excessive wear and tear, unauthorized late check-outs, pets, smoking, or any other violation of our rental policies.

4.      There is no longer a security deposit; the initial deposit to book a reservation may be deducted from your rental amount when the final payment is made.

                    Vacation Rental Policies          Effective  March, 2013

1.   A $25.00 service charge applies to all changes and cancellations to a reservation.

2.   The reservation deposit is not refundable for cancellations within 30 days of your scheduled arrival date.

3.   A $25 damage waiver fee is required with all reservations.  This will purchase the accidental rental damage Insurance plan from Travel Guard and eliminates the need for us to hold your initial deposit.

4.   All payments must be made in full 30 days prior to scheduled arrival.

5.   Cancellations within 30 days of scheduled arrival will not receive a refund unless the unit reserved is re-rented for the time period reserved. An administration fee of 20% will be deducted from the refund. *

6.   Your signature is required prior to arrival on a statement agreeing to our rental policies and any applicable condo rules & regulations. Access to the property cannot be provided without this signature.

7.   No refunds for early departures. *

8.   Many of our properties cannot accommodate trucks, tractors, trailers & other oversized vehicles. Approval for any vehicle other than a passenger automobile must be obtained in writing in advance of arrival.

9.   No Check - Ins after 3 PM unless arranged prior to arrival. Guaranteed late arrival fee of $25.00 applies.

10. Check in time is 3 PM. Earlier check in on your scheduled arrival date may be permitted, if the property is ready.

11. Check out time is 10 AM.

12. Maximum occupancy is 6 persons for a 2 bedroom, 8 persons for a 3 bedroom .

13. Pets are never allowed in condominium rental units.

14. There is NO Smoking in any vacation rental condos or houses. There will be an additional cleaning fee of $250 if a property is left in a condition where it needs to be extensively cleaned and deodorized due to smoking.

15. Reservations for specific units or floor locations cannot be guaranteed. We will do our

  best to accommodate requests, but we must reserve the right to re-assign units.

16. All reservations are confirmed on first come, first serve basis.

17. Monthly rentals that begin the first day of the month must depart the last day of that month.

18. Ocean Shore Blvd. is located between many of the condominium buildings and the Atlantic Ocean. This will not be an acceptable reason for cancellation or refunds.

19. Lockout charge of $50 unless during office hours.

20. Late arrival is not an acceptable reason for cancellation, refunds, or changes to scheduled departure. *

21. Minor maintenance items or requests that are usually $5.00 or less (i.e. light bulbs, a/c filters, etc.) are the responsibilities of the tenant.

22. Subletting is not permitted.

23. Race week and Bike week rates are slightly higher.

24. Rates are subject to change without notice.

25. Must be 25 years of age to make reservations.

26. No refunds will be given for equipment, appliances, or utility failures. We cannot guarantee the appliances, equipment, and utilities. We will make every effort to repair any failures as soon as possible but no refunds.

27. $50 fee if all keys are not returned to Ocean View Condominium Rental Group, Inc.

28. All payments are deposited in an interest-bearing account with all interest to accrue to Ocean View.

29.  The information provided to Ocean View when making your reservation, must be accurate.  This includes the number of individuals as well as contact information.  Failure to provide accurate information will result in immediate eviction with no refund.

*  Ocean View now offers the Travel Guard All Seasons Travel Plan which may cover you and your vacation investment if the unexpected happens.  Please note that our cancellation policy does not provide refunds for unforeseen developments such as illness, mandatory hurricane evacuations and similar events that can affect your trip.  There will be no refunds for cancellation due to weather or personal circumstances.   We therefore urge you to purchase the trip insurance.

All Ocean View Condominium Rental Group, Inc. guests in our vacation rental condos must agree to abide by the rules and regulations established by each condo association.  The rules are generally geared toward allowing the quiet enjoyment of the premises by every resident and guest.  Ocean View Condominium Rental Group, Inc. has a simple form for each guest to sign to indicate agreement to the condo rules as well as the Ocean View Condominium Rental Group vacation rental policies above.  Keys to your vacation rental can not be provided without your signature.

This is a no smoking property

House Rules

These house rules have been developed for the purpose of promoting harmonious living, where a large number of people are living in close proximity and sharing in the use of common elements associated with such living. It is the obligation of each resident and each guest to comply with house rules. If you see someone breaking these rules, please gently correct them or report it to a Board Member or at the Front Office. Confrontations are NOT necessary!
1. All owners and guests are asked to sign in at the office upon arrival. it is important for security and in case of any emergency.
2. Guest and Family members should be made aware of the rules and regulations. Owners are ultimately responsible for the actions of their families and guests. Please leave a copy of this document for your occupants.
3. Some unit owners have opted to have a master key of their unit in the office. Keys are kept in a lock box and only designated Board Members or the Manager are authorized to use them in the event of an emergency.
4. Owners should ensure their renters are equipped with keys to the front door as well as a key to the unit. The Board or Front Office is NOT responsible for providing them keys.
5. Please notify the front office if you are leaving for any length of time.
6. Unfortunately, due to medical and insurance concerns, bare feet Are not allowed in any part of the building. Babies and youngsters under 3 can be carried barefoot, but it is more advisable to wear shoes.
7. Men must wear shirts and ladies a cover-up en-route to the beach, pool, lobby and the common areas. Children under 5 are not required to wear a cover-up.
8. Please honor the handicapped parking area.
9.. Residents should use their Own assigned underground parking space only. However, if another unit owner gives someone permission to use his/her space while they are gone, a note to the office is necessary.
10. Check all doors close properly behind you. Security is everyone’s responsibility. Wind has a way of keeping the door from closing at times.
11. Again, security is everyone’s responsibility — do not let anyone in the front door that you do not know. All visitors must call the resident they are visiting by phone before going to the unit.
12. When ordering food, or any delivery, make sure you give them the name listed on the outside phone directory. Unit numbers are not displayed outside, only code numbers.
13. Press #6 on the phone to admit a visitor. Tell them not to hang up until they hear the door buzz. There will be enough time to get in. Do not buzz in someone for another unit. SECURITY.
14. When you leave your apartment doors open, it creates a draft that has a detrimental effect on the operation of the elevator. Please do not leave them open.
15. When an owner is renting his unit, he may not use the pool, sauna or clubroom.
16. We have a recycling program at the Ormondy. We are REQUIRED to recycle by Volusia County. These items do NOT have to be separated by glass, newspaper, etc, but must be placed in the bins located in the garage by the door. Do NOT throw these items down the trash chutes.
17. All  trash should be disposed of in a securely tied, good quality trash bag. Do NOT throw anything into the chute without placing it into a tied trash bag. Some of us have made this mistake by disposing of flattened cardboard boxes and then we get a trash backup. SMELLY! Also, if you don’t securely tie your trash bags, when the bin is dumped papers will fly around. The Sanitation workers WILL NOT pick it up nor will they pick up broken glass. Of course, glass should be in the recycle bins anyway.
18. No pets are allowed in the building.
19. Drying of towels or hanging of any objects from the balconies is not permitted. EXCEPT the American Flag is permitted. Also, cooking of any sort is not permitted on the balconies.
20. Please be courteous and not throw cigarette butts, cigarette ashes, shake rugs or toss anything from your balcony. Feeding birds is a no-no too.
21. In the event of any emergency (accidentally setting off a sprinkler in your unit) notify the office or a Board Member.
22. Grocery carts and luggage carts should be returned to the activity room. Please do not keep them overnight — or in the hallways or elevators - others may need them.
23. There is NO SMOKING in any common area of the building — this includes the garage, stairwells and recreation room. Please smoke away from the building.
24. Nothing is to be stored in any stairwell or landing.
25. Leave the thermostats in hallways set as they are.
26. Skateboards and roller skating/boarding is not permitted in the garage, parking lot or any common area due to safety concerns.
27. Children should not be tampering with or playing with the buttons in the elevators. Parents should enforce this rule — elevator maintenance is a huge part of the overall maintenance budget. Your money.
28, Children should be monitored as to their whereabouts at all times. Please don’t allow them to run around or play in common areas without adult supervision (under 13).
29. When balconies are being used during late hours, please respect your neighbors by keeping the noise to a minimum.
30. You may NOT advertise to sell your unit as an Open House, only By Appointment Only. This includes owners and realtors/brokers alike.
31. Notify the office of any furniture deliveries in advance. There are procedures for moving available in the office. If a situation occurs in which an item needs to come in through the lobby, prior arrangements need to be made & permission obtained. Please see a Board Member for guidance. Sorry but we can NOT support weekend moving or deliveries.

 Pool Rules

1. Please use the underground parking entrance to the pool and beach area.
2. Children under 13 are not allowed in the pool without adult supervision — adult supervision is considered 18 years of age or older.
3. Respect the pool and those who enjoy it! Don’t swim if you have sores or an infection.
4. Babies should be toilet trained. However, the office has swimmers available for a reasonable fee. If your child takes it off or doesn’t wear the proper type and has an accident, your unit will be held responsible for the cost of cleaning the pool. Think about it. it’s your money.
5. No glass can be allowed around the pool area for safety reasons. Radios only if they don’t disturb others.
6. sand in the pool is NOT a good thing. Adults and children using the shower before going swimming keep it under control. Remember that it’s your money.
7. The adult residents of the Ormondy have a dedicated hour between 4pm and 5pm doily. We ask that all children are out of the pool when/if adults ‘arrive for this hour.
8. Umbrellas are not to be left up when you leave the pool area. Ormond Beach has a lot of wind and that destroys umbrellas left up. Replacing umbrellas is costly. Ormondy Pool
9. Return pool chairs to their original positions before you leave.
10. Our pool is wonderful, but it isn’t deep enough for divers. Please NO diving.
11. Please use tar removal, if necessary. When returning from the beach.
12. In case you haven’t had enough rules, there are more posted in the pool area.

The Club Room

1. Club Room hours are 8:30am to 12:00 midnight daily.
2. An adult must accompany children under 13 years of age. Owners are responsible.
3. When you use the room — and we encourage you to do so — please respect the rest of us by cleaning up & returning everything to its original location. Turn out the lights and lock the door. Be energy conscious.
4. Any resident may reserve the ClubRoom for any day as long as it doesn’t interfere with other Condo functions. All  dates are subject to availability and Board approval.
5. Private gatherings are defined as a group of 10 or more NON-RESIDENTS or where the kitchen is used.
6. A written request is required with date, time & purpose of party — available, in the office. Approval by Board President is needed at least 10 days prior to date of use and must be accompanied by a refundable cleaning fee of $50. No party can exceed 60 people (County fire rules).
